What cladding cleaning actually involves

Cladding cleaning is the removal of traffic film, algae, oxidation and general atmospheric soiling from external panel systems and plastic trim. The method is chosen by material: pH neutral detergent and soft media for powder coated aluminium, low pressure softwashing for composite panels and rendered infill, and a chemical clean for oxidised UPVC. Access is by pole fed system, tower or powered platform depending on the height and what sits beneath the elevation.

Cladding is a maintenance item rather than a one off job. Composite panels, powder coated aluminium and UPVC all collect the same things: traffic film along the lower panels, algae on the shaded elevations, and a chalky oxidised layer on anything that has faced the weather for years. Left alone it dulls a building that is otherwise in good order, and on a retail or office frontage that reads as neglect long before anybody looks closely at the panels themselves.

Each material wants a different approach. Powder coated aluminium is cleaned with a pH neutral detergent, because anything aggressive dulls or streaks the coating and it does not come back. Composite panels are softwashed at low pressure so nothing is forced into the joints or past the gaskets. UPVC fascias and soffits normally need a chemical clean rather than pressure, because the grey film on old UPVC is oxidised surface, not dirt sat on top of it.

Most of the commercial work we do happens outside trading hours. Early starts, evenings and weekends are normal, because nobody wants an access platform across their entrance at eleven on a Saturday morning. We are a small family run team with no subcontractors, so the people who quote the job are the people who turn up to do it, and the same faces come back for the next scheduled visit.

How we approach cladding cleaning

  1. Site visit and access plan

    We walk every elevation, identify each material and agree the access method: pole fed system, tower or powered platform. Parking, pedestrian routes and anything sat below the work area are planned in now.

  2. Scheduling around the business

    Start and finish times are set to suit the site. Early mornings, evenings and weekends are routine for retail and public buildings, and the working window is confirmed in writing before the visit.

  3. Material specific pre-treatment

    Powder coated surfaces get a pH neutral detergent, composite panels a low pressure softwash, oxidised UPVC a chemical clean. Nothing is applied to a coated surface before it has been tested in a discreet area.

  4. Clean and detail

    Panels are worked in sections from the top down, with joints, gaskets, window surrounds and trim detailed rather than skimmed over. Gutter faces and downpipes are done in the same pass.

  5. Rinse and check wet and dry

    Everything is rinsed with clean water then checked again once dry, because streaking on a coated panel often only shows after the elevation has dried out. Anything missed is redone before we leave site.

  6. Agree the next visit

    We set the maintenance interval before we go. Most commercial frontages settle into an annual or twice yearly cycle, which keeps costs predictable and stops soiling reaching the point where it needs heavy work.
